Step 01

Prepare Your Documents &
Get Representation

Before touring a single property, the most important thing you can do is get organized and get a professional in your corner. A great agent's first meeting is about understanding your lifestyle, priorities, and long-term goals — not just plugging numbers into a search.

Required Documents at Representation

Consumer Notice

Explains all the ways a professional Realtor® can represent you — required reading before the relationship begins.

Exclusive Tenant Representation Agreement

Authorizes your agent to negotiate on your behalf, ensuring they are fully working in your interest.

What to Have Ready Before Touring

  • Proof of Income Recent pay stubs or an employment verification letter demonstrating steady income. Landlords want confidence that rent is covered.
  • Credit Score Snapshot Many landlords require at least a mid-range score. Having a recent report ready speeds up the approval process significantly.
  • Savings Equal to 3× Monthly Rent This benchmark covers the security deposit, first month's payment, and moving costs — and signals to landlords that you're financially sound.

Step 02

Understand Your Leasing Budget

Before you fall in love with a property, make sure you understand the true cost of renting. Move-in costs are typically three times the monthly rent — covering the security deposit, first month, and any broker fees.

Average 2-Bedroom Rental Costs by City

City Monthly Rent Annual Cost Total Move-In Fees
Philadelphia, PA $1,825/mo $21,900/yr $5,475
Wilmington, DE $1,750/mo $21,000/yr $5,250
Cherry Hill, NJ $2,250/mo $27,000/yr $6,750
Atlanta, GA $1,900/mo $22,800/yr $5,700
Elkton, MD $1,925/mo $23,100/yr $5,775
Rent vs. Buy consideration: If you're prepared to pay $1,800 or more per month in rent, you may already be in a position to purchase and start building equity. Ask a Rent Smart agent about a no-pressure consultation to explore your options.

Step 03

Search Smart &
Tour with Purpose

Property hunting is one of the most exciting parts of the journey — and we want you to enjoy every moment of it. But excitement and strategy should go hand in hand. Here's how to make every tour count.

Tip 01

Be Ready to Act

Have your income records and proof of funds organized before you start touring. When the right property appears, speed matters — a well-prepared applicant almost always wins.

Tip 02

Show Seriousness

A strong application and a security deposit signal to landlords that you're committed. Hesitation and incomplete paperwork are common reasons otherwise-qualified applicants lose properties.

Tip 03

Stay Flexible

If possible, remain open to the landlord's preferred move-in date. Flexibility on timing is a low-cost way to make your application more competitive without changing the financials.

Tip 04

Lean on Your Agent

Your agent will share property requirements, flag red flags, and advise on pricing and terms before you spend money on an application fee — protecting your time and money.

Step 04

Apply with Confidence &
Secure Your Property

When you've found the right place, your agent will move quickly to prepare and submit a competitive application. Before you do, here's exactly what to expect — and what to have ready.

Application Costs to Expect

First Month's Rent at Signing

What the Application Requires

  • Income Documentation Demonstrates to the landlord that you're financially qualified to cover the monthly rent and obligations on time.
  • Lead-Based Paint Disclosure Required by federal law for any property built before 1978. Discloses any known lead hazards within the unit.

Once Your Application Is Accepted

  • Security Deposit Your good-faith deposit, held in escrow until your lease ends. Must be submitted as a wire transfer, money order, or certified check — payable to the landlord or property manager.
  • First Month's Rent A separate certified check made payable per your agent's payment instructions. Your agent will walk you through the exact amounts and who each payment is addressed to.
